RENTING CONDITIONS

 

The address of the house is: Poligono Guzman 205 B, 29755 Canillas De Albaida. The house name is "Casa Bella-Vista"

 

 

PRICE AND PAYMENT:

 

Included in the listed price is 100 k hours of electricity and 4 cubic meters of water. Ower and above these figures water and electricity will be charged at the rates listed below.. Also there will be a charge for final cleaning of the property.

 

Electricity price: € 0.20 per kilowatt hour

 

Water price: € 4.00 per m3.

 

Gas price: € 20.00 per cylinder where the seal is broken.

 

 

ABOVE PRICES MAY BE ADJUSTED WITHOUT NOTICE IF THERE ARE INCREASES

 

A deposit has to be paid. The amount is as per the price list. This amount will be paid back, minus any additional consumption of water, electricity, gas, oil and firewood, extra cleaning and or damages to the building and its furnishings has occurred. repayment will be approximately 14 days after the rental period has been enden and the keys have been returned and recieved.

 

At the time of reservation you have to pay 2.000 DKK per rental week. Then 4 months before the start date you have to pay the final payment, including final cleaning , deposit etc.

 

THE RESERVATION IS NOT BINDING UNTIL YOU HAVE RECIEVED A FINAL CONFIRMATION FROM US.

 

If for any reason the tenant cancels or fails to make full payment we will try and re.rent the house at the original price. If after 4 weeks is not re-rented we will re-advertise at a lower price and the difference will have to be pais by you, plus 500 DKK administration costs.

 

ARRIVAL AT THE HOUSE

 

The rental period is usually from saturday 16.00 to Saturday 10.00 ( other arrival / departure date and times can be arranged ). If the tennant arrives at the property before the agreed time, and the cleaning is not finished, then the cleaning will be stopped immediatly, if the tenant does not respect the cleaning people´s references. Tenants cannot therefore claim compensation for any lack of cleaning.

 

CONCERNING DEFICIENCES / COMPLAINTS

 

Any deficiencies / complaints must be made to the landlord or his / her representative at the latest by midday on the day immediately following the first agreed rental day.

 

landlord`s representatiwe will then modify / repair the damages within a reasonable time after Spanish standards. Deficiencies / complaints do not entitle the tenant to terminate the lease or demand compensation.

 

RESPONSIBILITIES OF THE TENANTS

 

The tenant must treat the accommodation including all fixtures and fittings with respect as you are liable for any damage which you or accompanying persons or visitors may cause. The tenant must leave the accommodation, both inside and oyt, in a clean condition with the floors swept etc. The tenant is responsible for bringing the garbage / waste to the place designated by the landlord.

 

 

Cutlery and crockery must be rinsed and placed in the dishwasher which must be started before the tenant leaves the house. THE HOUSE RULES MUST BE FULLY RESPECTED. ANY COST RESULTING FROM THE FACT THAT THEHOUSE RULES HAVE NOT BEEN RESPECTED WILL BE PAYABLE BY THE TENANT.

 

GENERAL

 

The house must be occupied by a maximum of eight persons ( and possible one child extra under two years old ).

 

The tenant may not hold the landlord responsible for any damage or injury sustained by themselves or others or their belongings during the rental period. If the rental house is damaged within the rental period the tenant cannot demand any compensation due to lack of use of the house. Any such damage must immediately be reported to the landlord or his representative.

 

The tenant cannot make the landlord liable for the deterioration of the vacation stay if this is due to climatic conditions or local regulations / bands ( including limited or lack of water or electricity supply, lack of permits, pool closure etc ). The landlord cannot be held responsible for the presence of insects / pests. If the rental property is uninhabitable at the start of the rental period due to any natural disaster outside influences e.g. fire or otherwise outside of the landlords control the tennant may not claim any form of compensation other than reimbursement of the amount paid to the landlord

 

If the dirt road leading to the house is not passible due to weather conditions etc. the tenant may not claim any compensation. Please note that this road is not suitable for cars with "lowered chassis"

 

The swimmingpool is closed down during the winter season ( week 43 - week just before easter ). The pool can be opened at extra charge on request.

 

CLEANING

 

Mandatory cleaning at the end of the rental period includes washing of linen, washing of floors, emptying the dishwasher and control of inventory currently costs 650 DKR

 

DEPOSIT

 

A deposit of 2500 DKR is due at the wery latest with the final payment. With long term rental during winter months this deposit may be more.

 

The house is aviable for long term rental, price and deposit to be agreed with the landlord.

 

IF THERE ARE ANY DIFFERENCES BETVEEN THE DANISH AND THE ENGLISH RENTING CONDITIONS, IT IS THE DANISH RENTING CONDITIONS WHICH ARE VALID
